Four new homes are under construction in the Lynx Development #2 in southeast Webster City. The company building them was formerly known as Quirk Development, but has filed plans for the new homes under the name HQ Homes. The company is owned by Dean and Holly Quirk, and is based in Ankeny. They also own Spring Lake Construction, which specializes in excavation of small ponds and lakes. The company did the excavation work for The Allure at the Waterfront apartment buildings in Webster City.
Specifications and Features
Holly Quirk, who designed the floor plan, describes the exterior style as "modern," with clapboard cladding and multiple gables. A "traditional" exterior finish is also available, which employs vertical battens on the front elevation. Quirk said the first four homes will be built with the modern motif, but a buyer making an early purchase commitment, might be able to request traditional styling. The overall size of the homes, including the garage, is 1,900 square feet. They are slab on grade construction, and so, have no basement.
"They're extra deep, about 110' Most are just under 4000 SF, but some are closer to 5000," Dean said.
The new homes are at the corner of J Brady Court & Harmony Lane, east of Van Diest Medical Center. The actual street addresses have not yet been assigned.
Of the floor plan, Holly said it has "features most people want in new homes today," including a great room with fireplace, dining area with walk-out access to a concrete patio, an open plan with a view of the great room, and dining area from the kitchen, main floor half bath (toilet and sink), and attached, two-car garage. "A two-car garage is always nice. These will hold two mid-size cars, or one large SUV with extra storage space or room for a workshop," Holly said.
The second floor has a primary bedroom of larger size, and two, smaller bedrooms, all with walk-in closets. The primary bedroom has a private bath, while the other two share a common bathroom. A "point-of-use" laundry room means laundry can be done on the same floor where it's used and stored.
Emphasis on Affordability
Asked about the home's best feature, Dean didn't hesitate; "affordability." He said a key objective in building the homes in Webster City now, "is to stay under $300,000." The Iowa Economic Development Authority (IEDA) says a single-family home in a small city, in the 88 rural counties of Iowa, such as Hamilton County, must sell for $325,000 or less to qualify for the state's workforce tax credit housing program. Although these homes aren't being built under those guidelines, if HQ Homes achieves its goal of listing them under $300,000, they would meet the state's definition of "affordable." According to the real estate website, Zillow, the median price of an existing home in Webster City in 2026, is $156,137.
Although affordability is top-of-mind, Holly told The Daily Freeman Journal they will still be built with quality in mind.
"These homes will be above builder-grade. They're quality construction with upgraded features, including granite countertops. I want everyone to know, HQ stands not only for Holly Quirk, but high-quality as well,"
